Water and fire damage dispatch for northern Arkansas, from the White River to the Mississippi

Dispatch — Van Buren, Alma and Ozark

Wet commercial buildings at the Alma interchange

For a business, the cost of a water loss is rarely the drywall. It is the days the doors are shut. That changes how the work is planned in a town whose economy runs on interstate traffic, where a closed building on a Friday is a weekend of revenue that does not come back.

(479) 240-0198

This is a dispatch line for the county named above, answered whatever the hour.

This county is on the coverage list for water damage only. A kitchen fire or a smoke-filled house here has nowhere to route on this line.

What kind of buildings these are

Interstates 40 and 49 were built to cross at Alma, with US-64 and US-71 through the city as well, and the commercial development followed the pavement. That produces a particular inventory: fuel stops and convenience retail with large canopied lots, motels with stacked plumbing running through shared walls, restaurants with grease-laden drains and ice machines, and metal-frame warehouse space on slabs. Each of those fails in a way you can predict once you know the type.

Allen Canning Company, headquartered here, was canning more than half of the country's canned spinach by 1987, roughly 60 million pounds a year. Food processing brings process piping, sanitary floor drains, refrigeration condensate and cold rooms into the picture, and those systems put water where a building was not designed to hold it. The first move in a plant loss is usually isolating one process line rather than shutting a whole building down.

  1. You callOne number per county. The dispatcher takes the address, the ZIP and a short description of what happened.
  2. A local crew calls backAn independent restoration contractor already working that county rings you directly and sets a time.
  3. They look, then scope itNothing is priced from a phone call. The crew walks the building, takes readings, and writes a scope you can hand to your adjuster.

The failures that repeat

Roof drains on low-slope roofs plug with debris and the roof ponds. Water backs to the height of the parapet scupper and finds a seam, and it arrives inside as a broad slow drip across a ceiling grid rather than a single leak. In a motel, a supply line in a shared wall soaks four rooms on two levels before anyone reports it, because the guests in the wet rooms checked out that morning.

In retail with a large parking area, water comes in at floor level after a heavy rain, through an overhead door track, a storefront threshold or a conduit penetration low in a wall. That is site drainage, and it means a blocked storm inlet or an apron that slopes the wrong way. The building did not fail; the lot did.

In warehouse and cold storage space, refrigeration condensate lines and defrost drains freeze, back up and overflow, and the water spreads across a flat slab in every direction at once. Pallets sitting directly on that slab wick it up through the corrugated within an hour.

What makes this place different

  • Interstates 40 and 49 were deliberately built to intersect at Alma, and US Routes 64 and 71 also pass through the city, making highway commerce central to its economy.
  • Little Frog Bayou runs through Alma and is impounded by an earthen dam forming the Lake Alma reservoir, with the Joe and Freda Hawkins Memorial Walkway bordering the bayou next to Alma Aquatic Park.
  • Allen Canning Company, headquartered in Alma, by 1987 canned more than half of all spinach canned in the US (about 60 million pounds a year), giving Alma its identity as the 'Spinach Capital of the World.'

Drying a building that has to keep operating

The workable approach is to divide the building rather than close it. The wet area is contained with sheeting and kept under negative pressure so noise, dust and moisture stay in one zone, power for the drying equipment is planned so it does not trip circuits that run refrigeration or point of sale, and the schedule for anything loud is set around business hours instead of against them.

Extraction happens first and it happens fast, because water still standing at hour six has already gone under the flooring and into the base of every wall it touched. Then the material decisions: commercial glue-down carpet and its cushion generally leave, vinyl composition tile traps water beneath itself and often has to come up, and cove base comes off so the bottom of the wall can breathe. Suspended ceiling tile that got wet is replaced rather than dried, since it is cheap and it never looks right again.

Records and inventory are handled in parallel, not afterward. Paper and cardboard wick moisture fast, so anything on the floor gets lifted onto pallets or moved out of the wet zone early. Photograph everything, including serial numbers on wet equipment, before it is moved, because a commercial claim will ask for that and reconstructing it later is guesswork.

Power, and who has to be called

OG&E's Arkansas customer guide uses a sample bill addressed in Alma, and Ozarks Electric Cooperative lists Crawford County in its service territory, so a wet commercial building here may sit on either. Knowing which one serves the meter before an emergency is a small piece of preparation that saves an hour when it matters, since nobody works in standing water near live equipment until the utility or a qualified electrician says it is safe.

The other call worth making early is to the insurer, before demolition begins. Business interruption coverage, where it exists, tends to depend on documentation created in the first day rather than the first week.

Questions and answers

Can we stay open while the building is being dried?

Often, in part. If the wet area can be sheeted off and kept under negative pressure, the rest of the building can usually operate. What decides it is whether the affected zone includes something essential such as the kitchen, the walk-in or the only restroom.

Do we have to replace all the ceiling tile?

Only what got wet, plus enough around it to look consistent. Mineral fiber tile sags and stains permanently once saturated, so drying it is not worth the labor. Grid and hangers normally stay.

The roof ponded and now the ceiling is dripping. Is that an emergency?

The ponding is the part to treat urgently. Standing water on a low-slope roof is significant weight sitting on one area, and clearing the drain is the first fix. The drips below are the symptom, and they will keep coming until the water on top has somewhere to go.

Does this cover fire losses in an Alma business?

No. Only water damage is dispatched in Crawford County on this line, commercial or residential. A fire loss at a business here needs a company selling fire and smoke restoration in the area.
