Water and fire damage dispatch for northern Arkansas, from the White River to the Mississippi

Dispatch — Van Buren, Alma and Ozark

(479) 240-0198 Crawford, Franklin

Wet buildings in Alma and what the work involves

Runoff, plumbing and weather account for nearly every wet building in this town. There is no big river at the edge of it to blame, which sounds reassuring and mostly is, except that the water that does arrive tends to arrive suddenly and from a direction nobody planned for.

Nothing is priced on this call. It exists to get a crew moving toward the address.

Fire damage is not purchased in this county. Water calls route; smoke and soot do not.

Where the water usually comes from

Little Frog Bayou runs through the city and is held back above town by the earthen dam that forms Lake Alma. Rain falling on the Boston Mountains edge just north reaches that channel quickly, and the built-up ground around the I-40 and I-49 interchange contributes the rest, since pavement and roof pass along essentially everything that lands on them.

Inside buildings, the causes are the same ones anywhere: a supply line to an icemaker or a toilet, a water heater that finally gives out, a washing machine hose, a slab leak under a finished floor. What is different here is the ratio. In a town without river exposure, a larger share of calls are plumbing failures, and plumbing failures are the version most likely to be caught before real damage happens.

  1. You callOne number per county. The dispatcher takes the address, the ZIP and a short description of what happened.
  2. A local crew calls backAn independent restoration contractor already working that county rings you directly and sets a time.
  3. They look, then scope itNothing is priced from a phone call. The crew walks the building, takes readings, and writes a scope you can hand to your adjuster.

The steps, and why the order matters

Water is shut off at the source, then standing water is extracted, then the assemblies holding water out of sight are opened, then equipment goes in. Reversing any two of those wastes days. Setting air movers over a floor that still has half an inch of water on it, for instance, mostly relocates the water into the walls.

On a slab house, the subfloor is concrete and it does not rot, but the flooring on top of it and the bottom plate and drywall against it certainly do. Carpet pad comes up, the carpet is usually floated and dried or discarded depending on the water, and the base of the wall is opened so air can reach the cavity. On a house over a crawl space, the same loss is often worse below the floor than above it, because gravity does what gravity does.

Readings are taken on materials, not on the room air, and the equipment stays until those readings match dry material elsewhere in the building. That is the whole discipline. Everything else is logistics.

Local detail that matters

  • Natural gas fields discovered in the early twentieth century underlie the area from Alma westward into Oklahoma, giving the town a cheap early energy source.
  • OG&E's Arkansas customer billing guide uses a sample bill addressed in Alma, indicating OG&E serves at least part of the city, alongside Ozarks Electric Cooperative, which lists Crawford County in its service territory.
  • Interstates 40 and 49 were deliberately built to intersect at Alma, and US Routes 64 and 71 also pass through the city, making highway commerce central to its economy.

Commercial buildings on the highway

Low-slope roofs with internal drains are the signature building type around the interchange, and a plugged drain is the signature failure. Several inches of ponded water over a section of roof is a weight problem before it is a leak problem, and once it finds a seam it drops straight into a ceiling grid and whatever is stored below.

The other repeat offender is water arriving at floor level through an overhead door or a sill during a heavy rain. That is a site drainage problem rather than a building problem, and the fix is outside: clear the inlet, correct the apron slope, keep the swale open. Restoration crews see the same three lots repeatedly for exactly this reason, and saying so is more useful than drying it again.

Cold-weather losses

Crawford County took four to eight inches of snow on February 14 and 15, 2021 with wind chills of 20 to 25 degrees below zero, followed by another two to four inches on the 16th and 17th. Pipe in an attic, in an exterior wall or in an unheated utility space fails under that, and it fails while nobody is home more often than not.

The damage is clean water in quantity, which is the least destructive version of a bad situation, because material that took clean water and gets dried quickly usually stays. The two things that decide the outcome are how long it ran and how fast somebody found the shutoff. Knowing where your meter valve is, in advance, is worth more than any piece of equipment a crew brings.

What people ask before calling

My floor is warm in one spot and the water bill jumped. What is that?

That pattern usually points to a hot-water slab leak under the flooring. It rarely announces itself with visible water at first. Shutting off the water heater supply for a few hours and watching whether the meter still moves is a reasonable home test before anyone opens a floor.

Is Lake Alma a flood risk to the town?

It is an impoundment on Little Frog Bayou formed by an earthen dam, and this site is not in a position to make any claim about its condition. What is worth understanding is the ordinary hydrology: rain off the mountain edge north of town reaches that bayou fast, and the channel through town is small.

How much of a wet building can I dry myself?

More than most companies will admit. A clean-water spill on a hard floor, caught the same day, contained to one room, is a mop, a fan and open windows. Once water is under a floor covering or inside a wall, home equipment cannot reach it, and that is the point where the job changes.

Is smoke or fire damage part of this?

No. Water damage is the only vertical purchased in Crawford County on this line, so anything fire-related in Alma is outside it. The limit is the same on every page in this county.
